Common Water Heater Issues & Maintenance Tips

What Are the Most Common Issues?

  • Loss of Hot Water or Insufficient Heating: Often caused by a faulty heating element, sediment build-up, or a malfunctioning thermostat. Additionally, aging systems may struggle with efficiency, leading to higher energy bills.
  • Regular Maintenance: Helps prevent these problems and extends the lifespan of your water heater by ensuring all components function correctly.

Signs Your Water Heater Needs Repairs

  • Insufficient Hot Water: Frequently running out of hot water could mean your heater is too small or failing. Larger households often require systems with higher capacity to meet demands.
  • Strange Noises: Rumbling or popping sounds often indicate sediment build-up or internal issues that need professional attention. Ignoring these noises can lead to more severe damage over time.
  • Leaks or Rust: Leaks or rust around the base of the tank suggest corrosion or a failing unit that might need replacement. Regular inspections can catch these issues early.
  • Age of the Unit: If your water heater is over 10 years old and experiencing problems, it may be time to replace it with a newer, more efficient model.

How The Local Water Supply Impacts Tarrant County Water Heater Services

In North Fort Worth, the quality of the local water supply can have a significant impact on the performance and lifespan of your water heater. Minerals in the water can cause sediment build-up in both conventional and tankless systems, which may:

  • Reduce heating efficiency
  • Increase energy consumption
  • Lead to more frequent repairs or premature replacement

Protect Your Water Heater with Regular Maintenance

To keep your system running efficiently and extend its lifespan, routine maintenance is essential. Key steps include:

  • Regular flushing to remove sediment
  • System inspections to catch issues early
  • Professional recommendations tailored to Tarrant County’s water conditions

By understanding these regional challenges, Howze Plumbing provides water heater solutions designed for local conditions, ensuring your system performs reliably and efficiently for years to come.

We Also Do Tankless Water Heater Installation in Keller & Tarrant County

Consider upgrading to a tankless water heater for greater efficiency and convenience. Tankless units heat water on demand, offering several advantages, including substantial long-term savings. Our team helps customers select the ideal model to suit each household’s usage habits.

The benefits of upgrading to a tankless water heater installation includes:

  • Energy Savings: Reduced energy consumption compared to traditional tanks. These systems are designed to heat only when needed, making them more eco-friendly.
  • Endless Hot Water: Continuous supply without the need for a storage tank, perfect for households with high hot water demand.
  • Space-Saving Design: Compact and fits in smaller spaces, freeing up valuable room in your home.
  • Longer Lifespan: Typically lasts longer than conventional heaters, providing durable hot water solutions.
  • Reduced Risk of Leaks: Less chance of water damage due to fewer components, making them a safer option.

Upon request, the water heater installation experts at Howze Plumbing will recommend the best tankless water heater for your home and budget. We consider efficiency ratings, capacity, and installation requirements to suit your usage habits and household size.

Frequently Asked Questions

Why is my water heater making a loud popping or banging noise? In Fort Worth, this is the most common complaint we hear. That “knocking” or “popping” sound is caused by sediment buildup at the bottom of the tank. Because Tarrant County has hard water, minerals like calcium and magnesium settle and harden into a crust. When the burner at the bottom turns on, water gets trapped under that crust, boils, and “pops” through the sediment layer. If you hear this, your heater is losing efficiency and the sediment is likely overheating the tank’s lining, which can lead to a leak.+1

My hot water smells like “rotten eggs”—do I need a new water heater? Not necessarily, but you do need service. That smell is usually caused by sulfate-reducing bacteria reacting with the anode rod in your tank. This happens most often in North Texas homes that use well water or in houses where the hot water has sat stagnant for a few days. We can typically resolve this by flushing the system with a professional-grade treatment or replacing your standard anode rod with a powered or zinc-alloy rod designed to neutralize the odor.

Why does my hot water run out so much faster than it used to? If your showers are getting shorter, it’s usually one of three things. First, in electric heaters, the lower heating element has likely burned out, leaving you with only the top half of the tank being heated. Second, if you have a gas heater, the dip tube (the pipe that sends cold water to the bottom) may have broken, causing cold water to mix with the hot water at the top of the tank. Finally, it could simply be sediment taking up space—if you have 10 inches of “sludge” at the bottom, a 50-gallon tank only holds 40 gallons of water.

I see a small puddle under my water heater. Is it an emergency? It depends on where the water is coming from. If it’s dripping from the T&P (Temperature & Pressure) valve or a loose pipe connection at the top, we can usually repair it. However, if the water is seeping from the bottom of the tank itself, the internal lining has likely corroded through. Because Tarrant County soil shifts frequently, these small fractures can turn into a catastrophic “tank burst” without warning. If you see a puddle, turn off the water intake and call us immediately to avoid a flood.

Should I stick with a traditional tank or switch to tankless? This is a major decision for DFW homeowners. A tankless system is great because it won’t “rust out” like a tank, and it handles our hard water better if you have a softener. It also provides endless hot water for large families. However, traditional tanks are often a better fit for older Fort Worth homes where upgrading gas lines or electrical panels for a tankless unit might be too expensive. We can perform a “load calc” on your home to see which system actually saves you the most money over 10 years.

What is an anode rod, and why are you telling me to replace it? Think of the anode rod as a “sacrificial lamb.” It is a magnesium or aluminum rod that hangs inside your tank. Its only job is to rust instead of your tank rusting. In our region, the minerals in the water eat through these rods in about 3 to 5 years. Once the rod is gone, the water starts eating your tank. Replacing a $50 rod every few years can make a water heater last 15 years instead of the usual 8 to 10.
